TYPES OF FOUNDATIONS


1. Raised Foundation

consisting of pour in place concrete footings, Crawl space provide or access under the house. Reinforcement requires anchor side plates or expansion bolts connecting the mud sill plate to the foundation, if Cripple Walls are existing, Structural One Plywood sheets should be nailed to the cripple walls on all sides of the house.

These sheets create "shear panel" that give the house lateral strength.

2. Slab Foundation

No crawl space access for reinforcement, tear out existing exterior for stucco or wood to provide access for anchor bolts

3. Un-reinforced Masonry/Brick or water damaged /Deteriorated Foundation

Removal and Replacement of foundation. The L.A. Standard Plan can be implemented, but in some cases, a structural engineer plans will be necessary. Enclosed you will find a Standard Plan from the Los Angeles Dept. of Building and Safety that we have incorporated into TREMOR-READY Foundation Replacement and Reinforcement plan.
